Rental Property Number 10 After a Tenant Eviction and Bed Bugs!

I bought rental property number 10 back in 2014 for just under $100,000. I put about $4,000 of work into it before renting and rented it for 1,250 dollars a month. The home has been rented the entire time I have had it, but we had to evict the tenants recently. They fell behind on rent a few months ago and have not been able to catch up. On top of that, they started to trash the house and leave junk everywhere.

The tenants moved out before the actual eviction, but left the house trashed and mentioned it had bed bugs. We checked out the house for bed bugs, which it did have. The bed bugs were killed by heating the house to 140 degrees for 8 to 10 hours. The bed bugs are dead and I shot a video of all the damage and junk they left. Even though we lost thousands in rent and damages, the house is worth about $200,000 now and I plan to fix it up and sell it. It did not work out to be a bad investment. Even if I were to keep the house, my other rentals have done great were very few issues. This is the worst rental problem I have had in 6 years of owning 10 plus properties.
