How to Figure the Value or ARV on an Investment Property

I get this question a lot and it is one of the most important aspects of investing in real estate. What is the ARV (after repaired value) and what is a home worth. I go over how to figure this out and why it is easier with some houses.

Valuing a house is all about finding similar sales comps. You need to find houses that are like the house you are trying to value, in similar condition as the house you are trying to value, and are in the same neighborhood as the house you are trying to value. The sales also need to be recent and not from three years ago!
