1961 House Flip With Original Unfinished Hardwood Bought from a Wholesaler 4/30/2019

This is our 8th Flip bought this year and we have sold 11.

I bought this house from a wholesaler without seeing the interior in person. I was on vacation when the deal came up and Nikki, my project manager, was supposed to see it on a Friday morning before she was headed out of town. However, the wholesaler changed the viewing time and either one of us could see it. I decided from the pictures and price that it was still a good enough deal to buy sight unseen.

The house was not in bad shape and we should be able to fix it up without spending a ton of money. We paid $213,000 for it, it needs $25k to $30k in work and the ARV is around $300,000. The majority of the work will be paint, flooring, and re-working the basement rooms.

We found hardwood under the carpet that looks like it has never been stained or finished! It appears to run throughout the house but when I cut up the carpet in the bedrooms, there is linoleum over the hardwood.

It will be cool to see what the floors look like after all the carpet is trashed out. We will have more videos as the work progresses and after all the work is done. You can learn much more about flipping in my book:
