One of the questions I hear most is, “How long is it going to take to build my home?” So I’m going to give you a realistic timeline for the completion of a home & go over the process. The timeline I’m giving you is for an average sized home, without delays. Really, the best way to get an accurate timeline is to ask the model home agent to give you a realistic expectation of when the home should be completed. When you choose to build, prepare yourself for some delays. Most delays that I’ve seen are due to a shortage of workers, but weather, a shortage of supplies, & unexpected damage to a component of the home that can’t be replaced quickly, like cabinets. I should add that frequently delays happen before construction even begins. The architect & the city often have piles of plans to go through. Some cities are really slow to review the home plans & process a building permit, most likely because they are overwhelmed with large amounts of requests from home builders & unfortunately, the builder cannot start on your home without a permit from the city.
So, to get an accurate timeline to build a home, we first need to define the starting point. For most builders, it starts when they pick up the permit from the city. Also, build schedules can vary from one region to another based on different building practices.
July 1 Pick up permit from the city. The first thing the excavator will do is mark the homesite so they know where to dig.
July 2 Dig the hole
July 3 Pour footings
July 4 (Holiday)
July 5 Foundation. Concrete needs time to cure or harden so we can’t start framing. But, there are still things that can be done.
July 8 Sub-rough plumbing. They’ll run the sewer & waterlines from the street to & through or under the foundation wall.
July 9 Window wells installed & damp-proof tar applied to the exterior foundation walls.
July 10 Water & sewer lines will be run to the appropriate locations for the kitchen, bathrooms & etc.
July 11 Next, they’ll back fill the dirt back in around the foundation wall & compact the dirt.
July 12 They’ll pour the concrete basement & garage floors & the gas line is run.
July 15 Framing starts. This is the first spot in the build process where the build schedule can change drastically. For an average size home, framers shouldn’t need more than 10-11 days, but in this example, we’ll give them 2 weeks.
July 29 the Frame complete
July 30 HVAC, Plumbing – Exterior concrete
July 31 Exterior doors, windows installed & gas fireplace. Electrical & Roofing begins
Aug 5 4-way city inspection – Power & Gas meters installed
Aug 6 Insulation will be installed
Aug 7 Re-4way from the city. Drywall delivered – Begin work on Soffit, fascia & Siding
Aug 8 Hang drywall – Start on stucco - Stone
Aug 15 Mud, Tape & Texture walls
Aug 19 Install Deck, Trim, shelves, doors, rails
Aug 20 Prep the home to be painted
Aug 21 Paint 1-tone – Final grade of the property
Aug 22 Paint 2-tone – Landscaping installed
Aug 23 Paint 3-tone – Install Garage doors – Vinyl &/or Tile floors
Aug 26 Cabinets installed along with cultured Marble tub & Shower surrounds – Finish Electrical
Aug 27 laminate &/or Wood floors installed – Final HVAC
Aug 30 Hardware installed on cabinets
Sept 2 Carpet
Sept 4 Countertops – Finish Plumbing – Shower doors – Mirrors installed – Appliances
Sept 6 paint exterior
Sept 9 Home Builder Quality walk
Sept 13 House Cleaning (Not the final)
Sept 16 Homeowner orientation. Most builders require 5-7 days to complete final items.
Sept 23 Final Clean
Sept 24 Final Homeowner walk through – Close – Keys

Okay, so the build schedule that I just laid out, is a more aggressive timeline than what many builders use. This schedule doesn’t include delays. When a trade doesn’t show up on the day they're scheduled, it can have a ripple effect. Often, this will cause huge delays. If you choose to build, you will need to be patient.
If a home builder is able to stick to this schedule, it would take, about 3 months.
