When adding upgrades, your 1st thought should be, what are things I can do later & what are things that will be hard or impossible to add later. Usually the structural items are things that need to be done now. Things like 9’ ceilings. If you live in an area where homes have basements, you’ll want to consider adding 9’ ceilings there too.
Other structural items to consider are things like, a 3-car garage & pop outs. Often people find the home they love, but wish the dining room or master bedroom was just a hair bigger. These pop outs can be life savers making the home just right for you. Most builders can give you pricing on the major structural items before you write the contract. If you’re wanting to increase the size of windows & doors, this is the time. This would also apply to adding extra windows.
Other non-structural items are things like insulation & energy saving items. The nice thing about adding energy efficient features is that they save you money on a monthly basis.
You’ll also want to consider plumbing; like double sinks in a bathroom, a laundry sink or pre-plumbing for a future bathroom.
The same goes for adding extra electrical outlets & fixtures. Adding any of these items after you close on the home can make a huge mess & cost a lot more than if you’d just added them in the 1st place.
You’ll want to spend your money in the master bathroom & kitchen. These 2 locations will help you sell your home when that time comes & make the home a more beautiful, enjoyable place to live. In the master bath, you want to add a grand master bath. A popular upgrade is the gourmet kitchen. Most people upgrade to 42” upper cabinets. If the builder doesn’t include an island in the kitchen, you may want to add that as well. Some may be thinking, maybe I should just buy an existing home. You’ll want to add a fireplace with the builder too & probably most of your flooring because once you move in, it’s a hassle to move everything to replace it.
Here’s the list of items you shouldn’t or may not want to add because they are easy to do yourself and you can often find them for less in other places. Plumbing & electrical fixtures, Crown molding, Countertops, Kitchen backsplash, Flooring, like I said earlier, this can be a hassle but in many cases, it can be done later & you can find deals. A refrigerator & Paint, which is super easy to do yourself.
