When you buy a new home, at least in the North Texas market, you will always pay a premium compared to pre-owned homes. I don’t care what deal the builder is giving away, you can be sure you’re paying market. Now listen, that doesn’t mean it's not worth it right? Truth be told, I like new homes and don’t mind paying a premium price, because of all the benefits you get if your budget allows, so if this rings true for you too, how can we spend those upgrade dollars wisely to get instant equity.

This is the key to keep in mind: most homebuyers splurge on inflated upgrades at the showroom, even though they try not to. So the best way to keep the budget low is to go into the showroom prepared, knowing what you can’t live without, what your willing to do later after closing, and knowing the pricing of those items outside the showroom. Now if you have the cash and just want to be done with it, go for it. But if you want some tips on saving while building a new home, there are a lot of details in this video to help you out so you may want to watch it to the end. And in this video, I’m only going to be talking about what we call track homes. Track homes are those large builders like Toll Brothers, David Weekly, D.R. Horton, Lennar, First Texas, Gehan, Standard Pacific, KHOV, KB Homes, History Maker, Village Builders, and a ton of others where they provide floorplans you can alter them with options and pick your upgrades. I am not talking about the custom builders where you design from scratch.

And a quick disclaimer: Compare all pricing up against what you are able and willing to do after closing. Each builder charges different prices and you know what you can, will and will not do after closing so this video is just to give you really good food for thought, things to consider. Also, when you purchase a new home, you will want representation from a REALTOR® who can offer not only protection on the purchase side but an outside opinion from the builder. And listen, you want one experienced, having closed on multiple new builds. Every builder budgets to pay a real estate agent even the custom builders, so it is worth every penny to have representation.
