What is the process of building a house? Well in today’s video, I’m going to give you the step-by-step guide for building a house. Why? Because in my 15+ years, selling nearly 500 new construction homes, I’ve found that a lot of people become frustrated because they don’t understand the home build process.

Here’s the step-by-step process for building a house
#1 the excavator will mark the homesite so they know where to dig.
#2 Break ground, digging the hole for the house.
#3 Pour the concrete footings,
#4 Foundation walls are poured. Concrete needs about 10 days to cure before they start framing. But, there’s a lot the can be done while we wait.
#5 The sub-rough sewer & main waterlines are run from the street, under the foundation wall.
#6 Window wells are bolted around the basement windows
#7 Damp-proof tar is applied to the exterior foundation wall.
#8 Water & sewer lines are run to the locations where the kitchen, bathrooms & etc. will be.
#9 The excavators will backfill around the foundation wall & compact the soil.
#10 Basement & garage floors poured
#11 Gas line will be run from the street to the home.
#12 Framing begins.
#13 The main electrical box is installed
#14 Roofing
#15 The 4-way process begins. Plumbing, electrical & HVAC
#16 Inspection from the city to confirm the work has been done to code + 4-way meeting with buyers.
#17 Insulation is hung.
#18 Soffit, fascia, stucco, or siding & any brick or stone installation.
#19 The tub & shower surrounds installed.
#20 Sheet rock/drywall, is hung. Mud, tape & texture the walls.
#21 The finish workers install the baseboards, door casings & shelving for closets.
#22 Fireplace, exterior doors & windows installed.
#23 Paint
#24 Decks, concrete patios, walkways, the porch, steps to the porch. & the driveway.
#25 The large exterior garage doors installed.
#26 Vinyl &/or tile floors are laid.
#27 Cabinets are installed in kitchen & bathrooms
#28 Laminate &/or wood floors installed.
At this stage, there are a lot of different trades in the home & much of this work doesn’t have to be completed in a specific order. You’ll often have 3 or 4 different trades in the home at the same time. The order of things being completed generally goes as follows…
#29 The electrician will come back to add fixtures & complete final tasks
#30 Final HVAC
#31 knobs or pulls for your cabinets are mounted.
#32 Carpet is installed
#33 Countertops are placed in the kitchens & the bathrooms
#34 Bathroom mirrors & shower doors installed.
#35 Finish plumbing will be completed including installation of plumbing fixtures.
#36 Appliances installed. Builders usually include a dishwasher, microwave & stove with the purchase of the home.
Now, all major items should be completed.
#37 The superintendent aka the construction manager will do a quality walk making a punch list of items that still need to be completed. This usually includes blue tape to mark any locations that need paint touch up. The house will also get a quick cleaning.
#38 The homeowner orientation aka the final walkthrough for the buyer. At this appointment, the builder’s representative will show you how to work your home & you’ll be able to point out any work that hasn’t been completed. Most builders require 5-7 days to complete these final items.
#39 The home will receive a final cleaning
& most builders will schedule a final homeowner walk through to confirm the final touch ups & repairs have been completed.
#40 You can now close on the Home. Usually, you’ll head to a title company to sign your closing documents. Once the home funds & records with the city, you’ll receive the keys to your home.
