You start by selecting a floor plan, then write a contract, with a specific homebuilder, on a specific homesite to build that particular home. Once the contract has been signed by both parties & you’ve delivered an earnest money check, things can move forward. With most builders, the next step is to make your structural selections. A custom home builder will let you do pretty much whatever you want, while a track builder might only allow you to make a few selections or changes. Structural selections are things like increasing the size of the living room, adding options like a 3-car garage, a fireplace, 9’ ceilings, or increasing the size of doors & windows. Once you’ve signed off on your structural selections, you can choose your interior options. This will be things like flooring, cabinets, counter tops, paint colors, fixtures & more. Some builders will have a huge design center, others my just have some samples at the model home. When your choices have been finalized, most builders will require an options deposit. The additional money you will need to give to the home builder can range from a few thousand to tens of thousands of dollars depending on the builder & the costs of upgrades you add.
The time frame from contract, to the time that all selections have been made, can take 2 weeks to 2 months. Why? Once all selections have been made & you’ve delivered your options deposit, your plans will go to the architect who will add your upgrades to the floorplan you’ve selected. When he’s done, he’ll send your plans to the engineer. Then, the engineer will pass the plans for your home to the cities building department. This part of the process can take 1 week to a month. The city will take anywhere from 1-12 week to review your plans & sign off on your specific home. Most cities seem to be understaffed. They’ll often send the plans back to the engineer to make adjustments. This part of the process can be frustrating as everyone waits. This is one of the main reason’s homebuilders will NOT give you an estimated completion date. When the city is done reviewing the plans, the builder can go pick up the building permit & pay a fee to the city. The permit fee can cost anywhere from a few hundred to several thousand dollars, but the builder usually pays this fee. Most builders also carry the construction loan. So, you won’t need to leave any other deposits or pay any other fees until the home is completed & you close on the home. Once the builder has the building permit, they’ll schedule the trades to build your house. So, from the time you write a contract to the day the builder breaks ground on your home usually, takes 4 months. Obviously, this can vary drastically from state to state or from city to city.
