House Flip #205 Finished and Under Contract After 6 Offers! Bought 6/30/20

This was the crazy eviction house that we bought from a wholesaler. This was the 205th house flip we have bought (we have sold 202 and have 14 right now). The lady wanted 2 weeks longer to move and we had a $5k escrow in case she did not move and she didn't! She lost her $5k and still would not move. We had to evict her and were able to evict her this summer because she was not a renter and was not behind on rent. You can see the eviction video below:

We bought the house for $235,000 and this is the house I won with a card game! I wanted it along with three other people at the viewing with the wholesaler and the wholesaler had us draw cards. I was the winner! I am not sure I was so lucky after going through all of this!

We did not have a lot of costs for repairs on this as it was mostly cosmetic and a roof. We spent about $20,000 to $25,000. We did have eviction costs which will probably be around the $5,000 that we got back from her for not moving out.

We listed the house for $329,000 and had 6 offers in the first few days! We accepted the best one which was over asking and are working through the sale process now. We will also have another $25,000 in other costs for financing, selling, and carrying costs.
