Honestly, I do not know why more hosts do not do this simple trick to cover their butts on insurance claims. It’s very simple, just maybe you never thought about it or took time to do it (or have your manager / co-host do it for you).

🤓 - - - SUMMARY - - - 🤓
1. I use this for guests with low rating, large groups, or pet owner guests.
2. On the day of (or anytime before next guest) you do a video walk-thru with your cell phone (and blacklight if possible).
3. Get important details, especially blacklight on carpet if a pet is coming in. Get close ups of upholstery and major valuables, such as a statue, artwork, etc.

IMPORTANT: Show the current date by videoing perhaps the news on your TV or an iPad or other cell phone showing the date. This gives irrefutable proof that you didn't lie about the date. Also when you upload to YouTube, you get a time/date stamp! You might also say the name of the guest who is arriving as well in your video.

4. Upload video to your YouTube channel, as "unlisted" status.
5. Save this YouTube file (at least until a successful check-out) just in case you need to show to a claims coordinator, after guest leaves. You can now delete the video from your phone to free up memory.
6. Now... if you have a claim, you just send the YouTube link in the email, along with the "after" photos showing damages.

👉 This method provides proof of the state and quality of your rental, before a guest checks in, so there is no arguing, no haggle, no questions with the insurance about what was what. You simply do a detailed video walk-through of your property, with close-ups on important things (leather couch with no scratches, an expensive piece of art, etc). You might also find things that your house cleaner missed, which is good for follow-up or hiring and firing. I found something while making this video!

ALSO IMPORTANT - Be quick but clear. Make it easy for a claims adjuster to want to watch your video.

👉 Then you upload the video to YouTube as “unlisted” so now no one publicly will see your video, but you have it archived with a time and date stamp (very important) the day before your guest checked in, or the day of. Now, after the guest checks out, you have proof of before and after. Not just your word against theirs, or mere photos of your listing from a long time ago, when you first listed it.

👉 I have had claims in the past, where the AirCover representative thanked me for making the claim process "very easy" because all I had to do was send a link of my video that I took, in the email with photos of the damages, etc. As long as you upload as "unlisted" anyone who has the link can see it. This is not the same as "public" and not "private". If you upload as private, then only you can view it. Use the "unlisted" setting. By the way, I won the claim, easy peasy lemon squeezy.

👉 This is way less intrusive than putting cameras that look into the windows of your rental, or even worse, inside the rental (big no-no). However, I do have exterior Reolink cameras on my property looking at the outside and street area.
