Video Prospectus for Investors at LVR

Big Water, Utah (84741) is a quiet and conservative small town of 700+ persons, with a town council and planning and zoning commission, fire department, local sheriff, and public grade school. It has recently experienced growth from new single-family developments, and the township is currently only six miles square, so values are going up.

Each year, approximately 3 million tourists visit this area. A majority of the money spent by tourists is on lodging. Because Big Water UT is only about 6 miles squared, this means property values are going up, as we recently saw about 20 new homes get built, and empty land (that can be developed -- with water access) is becoming scarce. The numbered lots shown do have water meters adjacent. For planning purposes, consider that 2 tiny homes on each lot could be plumbed to the same meter.

Big Water is mostly known for it’s boat storage facilities and vacation rentals, but also has a children's park, a dinosaur museum, and is developing commercial corner lot (2023), adjacent to HWY 89.

The wonderful thing about this town is it’s incredibly low cost for utilities, and it’s proximity to Lake Powell and other national parks. It's also surrounded by the Grand Escalante Mountain range. Lots of peace a quiet, and a sensible town council that keeps things running smoothly.

Essentially, this is a dream spot for a creative developer who likes minimal government regulation, low taxes, and a quiet, conservative environment.

Currently a total of twelve (12) vacant lots belong to Krover-Mosel Enterprises.

[NOTE: For lot continuity, we can buy lot #17 ("*" on grid map) at an unknown price (estimated $3500), or build around it. We could also buy lots #1 and #24, for taxes owed, and demolish.]

// OPTION 1 // We can build single story “stick built” homes (at estimated $150 per square foot) to turn out some very nice homes.

PROS: Sturdy homes that have very high re-sale value, with high accessibility for all (wheelchair friendly). Seems best to have only 1 per lot to save on building costs.

CONS: More time to build and extra costs.

// OPTION 2 // We can also utilize "drag-n-drop" tiny homes, fabricated in the St. George / Hurricane area, two hours away.

PROS: This would be equal to livable sheds on skids, to bypass some P&Z requirements. Could easily place 2 on each lot for more income, faster ROI.

CONS: Potentially, a less sturdy structure.

OTHER IDEAS = recreation center with multi-purpose room, to build over one or two of the lots, then the entire campus can be rented out at once, for corporate retreats, etc.

Lot sizes are 55’ x 110’ (approximately 6,050 square feet) with set-backs req'd from front of street, 7.5’ on side and rear of properties.

Idea below is assuming we only build on the numbered lots (total of 12) and save 2 of these lots for office/parking/recreation center, and put the rental homes on 10 lots. If lots #1, #19, and #24 are acquired, then a bigger plan is needed.

SITE PLAN - IDEA # 1 - STICK BUILT

- 20 small homes (not the same as “tiny” homes). Each lot can have 2 homes about 1,200 square feet each.

$1,200 x 150 / square foot = $180,000 to build each home

$180,000 x 20 homes = $3,600,000 to build

SITE PLAN - IDEA # 2 - TINY HOMES
Tiny homes appear to be out of stock currently. I'm seeking to source the prices, but they seem to range from $12,000 to $20,000 depending on style.

For reference... LIBERTY VACATION RENTALS (2 bedroom rental) is priced at
$175 PER NIGHT average for 2 bedroom rental.

PEAK SEASON = $250 - $300 / night
LOW SEASON = $50 - $95 / night

UNDER CANVAS "glamping" = $300 / night for 2 adults
(new location, but closed during cold season)

THEREFORE...
OUR NEWLY DEVELOPED LOTS could rent between $180 - $275 per night or more…

Using the low estimate of $180 per night, knowing rentals will be booked
at least 20 nights per month, for 7 months during on-season (April to October). We have this estimate …

20 rentals x 20 nights a month x $180 night x 7 months = $504,000 gross

For the off-season, consider corporate retreat bookings, renting out all the units, and having a Recreation Centeron one of the lots, is highest and best use.
