How To Find A Contractor for Renovations In 2020 (3 Simple Steps)
Let us get to the point. Most contractors suck. They are late. They are awful at communication. They are unprofessional. You name it, they do it. But a few great ones are out there. So here are my three steps to help you find them!
Whether you need to find someone to renovate your home, rental property, or whatever. These steps will ensure you get the best one.
Step 1) So the first thing before even starting to look for one is to know what you want to do. If you don't know what you want to do you will just be wasting time. There are a ton of ways to figure out what you want to do such as Pinterest or Houzz. So figure out what you want to
Next is the time to find a contractor. The best place to find one is to ask for referrals from friends, family, and colleagues who have had a successful renovation done. If you cant find a referral look on neighborhood apps such as next door. If you can't find anyone from all those methods simply use google!
Create a list of all the people and companies you are considering.
Step 2) Set appointments with them. They will come to meet with you at a time that works for you. If you have to reach out to them multiple times, or if they miss a meeting. Forget them. Its an early warning and a sign that worse things are ahead if you decide to use them.
When they come out let them know what you are looking to have done. Ask any questions you may have. Then give them a date you need a proposal by. If you don't give them a date you will be waiting for weeks for the proposal.
Step 3) Once you have the proposals its time to narrow it down. I urge you not to go for the cheapest one unless it meets all the criteria we are about to outline.
How To Narrow Down
-Look at Credentials. Are they licensed by the state or country? Do they carry insurance? Will they guarantee there work for x number of years? Will they pull permits for the work? Or is it shady?
-Ask for examples of past projects they have done. Ask for the phone numbers of previous clients and call those clients. Even ask for a time for them to walk you through the property and show you what they did.
Once you have done those you should be able to easily pick the contractor who will do the work.
Once they are picked I recommend paying each week until the project is done. You never want to pay the lump sum upfront. In case something happens.
