House Flip Finished (#207) and Listed for Sale! Bought 8/24/2020

This is a house flip I bought for $254,000 from a wholesaler a few months ago. The house was really dirty but it was not in terrible shape. We were able to remodel it without spending a ton of money which is always nice! The house is much larger than it looks and hopefully we get it sold quickly since it is a unique home.

The house has 1,800 square feet on the main floor and 800 or 900 in the basement. The basement is finished and the house has 5 bedrooms and 2 bathrooms. The nice thing about this house was we did not need to replace the cabinets or the upstairs bathroom! We did have to remodel the basement which had a sewer backup before we bought it and we had to replace the bathroom in the basement. Otherwise, it was mostly paint and flooring for the house.

I think we spent about $25,000 on the repairs and will have another $30,000 in other costs for financing, selling, and carrying costs. We decided to list the house for $379,000 which is higher than we first thought. There are almost no houses for sale in the area and this is one of the bigger houses in the neighborhood. One downside is that there is no garage! I hope that does not hurt the sale too much.
