The homeowner on this house south of Nashville just lost $50,000 after buying and selling it within a year.

They took a $3,000 hit on the sale price from what they bought it for. Plus another likely $45,000 in terms of the closing costs and realtor fees that they needed to pay on the original purchase.

This is an important lesson to remember as a homebuyer/seller: in order to "profit" off of a house sale, the appreciation needs to be more than 6%.
