ADU Above a Narrow 1-Car Garage with Mezzanine From Start to Finish: Building in Pacific Beach

This project presented a challenge. The one-car garage was situated almost on the property line on one side and approximately 3.5 feet away from another structure unit on the lot. The space between the structures gave us the opportunity to design the stairs leading up to the ADU. However, due to the requirement to maintain a 4-foot side setback, we had to work with a space of 13 feet and 9 inches. Because of height limitations and our desire to maximize space in the ADU, we created a loft overlooking the living room. We lowered the height of the garage to a 7-foot clearance and expanded the loft area. While the one-car garage is positioned at the alley, the increased height allowed for some pleasing views of the surroundings.
