1. (1:18) New Construction Homes VS Pre-Owned Homes - There are 3 main differences between new and pre-owned homes... Price, Utilities, and Maintenance. All of these factors must be considered when choosing between a pre-owned home and a new construction home.
2. (3:24) Quality VS Quantity - How the new home is constructed. Pay attention to roof pitch, ceiling height, and several other components that make up the home overall. What comes standard with the home and what are the extra upgrades? Quantity builders usually tend to use inexpensive contractors and materials whereas quality builders tend to use better/more experienced companies and materials to make up their homes.
3. (10:35) Lot Size & Location - These factors extremely matter when you're buying a new home and therefore this can mean a difference in pricing. All in all, everything comes down to the price of the dirt.
4. (13:53) Should You Use A Realtor? - Due to repeat business, builders will want to work with Realtors and will tend to give them the better deals as opposed to a buyer going in alone without any representation. So make sure to choose the right Realtor to work with, someone who has plenty of experience, knowledge, and expertise about the entire process of buying a new home.
5. (18:15) How To Make The Most Money When Buying A New Construction Home - Basically it's a matter of when to buy and what to look for when you're buying. Prices will increase as they build out the land. Therefore, go into a builder's subdivision and buy the home earlier on in the developmental stage in order to get the better deal. Situations may vary.
6. (21:24) Questions To Ask The Builders & Following Up On Your Own Due Diligence - Make sure to do your homework upfront... Firstly, you can begin by watching this whole YouTube video in its entirety! Take notes and prepare your questions prior to visiting new home builders for the first time.
7. (24:01) What To Do When Things Go Wrong - Involve and inform your real estate agent and the builder's sales representative who took care of your sale. Address the issue immediately and don't wait on this... ever. You don't want problems to arise or procrastinate and wait until the day before the closing in order to get it taken care of.

(25:25) Home Warranties: Get The Builder To Fix Things Years After The Warranty Expires - There are several types of warranties out there, but generally speaking, the typical new home buyer will receive a 1-year builder home warranty. You have nothing to lose in just simply asking the builder to correct a mistake. It's also in the way you express yourself and the message you are trying to get across. Do not start the conversation off with an attitude. If the builder is a reputable company, most likely they'll be able to fix these items even after the home warranty has ended to ensure customer satisfaction.
