What to do BEFORE you buy your home.

🏡 When I bought my first home, I thought I was prepared enough to get started. Since then, I've become a Realtor and looking back on it I realize I wasn't prepared in the slightest. Today's video is about what I wish I had done before I bought my first home and I think it can apply to a lot of folks. Don't be like me! Prepare yourself BEFORE you buy a home!

The first thing you should do is, for whatever reason, a bit controversial. Save up 20% of what you think you'll be buying for a down payment. This is easier said than done. Be disciplined and find a way to do this. Not only will you save money on interest, but you'll avoid PMI (Private Mortgage Insurance). This can save you hundreds or thousands per year. You can apply your savings to pay down more of your principle and pay the house off sooner too!

Second, start looking online. This will educate you on what is currently on the market. While you're doing that, do the third step, which is go to open houses. Just go by yourself or with your family. Compare the home you see online to what you actually see in person. I think you'll find that you miss a lot of details on a website, along with learning that pictures can be misleading.

Fourthly, get yourself a Realtor! 😉 If you're watching this out of my area, I can help you find a real estate agent wherever you need one. Contact me for details! However, you may find one on your own at one of the open houses you attend.

The fifth step is important. Go to a lender (assuming you're not paying cash) and get pre-approved. You need to be sure you can buy what you really want. It's a terrible feeling to find out you can't afford what you really want, but it is better to find this out now before you start house tours with your agent.
