Proposed Project: 4208 South Huntington Drive, El Sereno
Notes from El Sereno (LA-32) Land Use Committee meeting that took place on January 17, 2017. This meeting took place PRIOR to the developer, East Los Angeles Community Corporation (ELACC), filing its project with the city of Los Angeles.
PROJECT INFO:
The project site is at 4208 South Huntington Drive. The project developer, ELACC, is seeking to build 90 units. 2 units will be for management, 25 units will be for general low income, and 63 units will be for veterans and their families. The parking count provided is only 66 spaces, most of which will be underground. There will also be services provided at this location for the veterans, courtesy of the New Direction for Veterans, and the VA office.
The project will be of a 4 story building(s). Currently the project is NOT by-right, meaning that out of the 5 ½ acre site, only 15% of the site is zoned as C2 (about 36,000 square feet), which is consistent with R-4 density. The other 85% are parcels zoned as RE 20 and A-1. In other words, only 15% of the project site is zoned for multi-family homes. The other 85% has to be rezoned in order for the project to be within the legal guidelines.
