Three proposed Developments were presented to the El Sereno community:

The Neighborhood Council Land Use Committee held a meeting on Wednesday February 20, 2019 in which 3 proposed developments were presented. The committee did not take any action, as this meeting was just to present the proposed developments to the community.

a. The first project is located on the corner of Lombardy Blvd and Eastern Ave. The proposed project is described as: Presentation of Vista El Sereno, a 42 unit small lot project of single family homes at 2520 N. Eastern Ave Los Angeles CA 90032. Project site consists of a 218,532 square foot lot Bounded by Lombardy Blvd to the North, Single Family homes to the East and South, and Eastern Ave to the West.

b. The second Presentation is from Urban Axis to develop 2 lots. The Site is 9.76 acres and bounded by the Ascot Hills Park to the north and west, single family residences to the east, and Woodrow Wilson High School to the south.
This project is seeking a Zone Change from A1[Q]R1-1D and [Q]A1-1XLD to [Q]RE-9, which permits 1 (one) unit per 9,000 square feet. This will allow for the development of the site with a total of 47 units. Currently, it is anticipated that the Site would be developed with 47 single family residences.

c. The third project is located at 4101 Barrett Road. The site is 10.9 acres and bounded by a water reservoir to the north, and single family residences to the east, south, and west.
This project seeks to process a Zone Change to terminate the [Q] Conditions from Ordinance 166,267 that are applicable only to the site. This will allow for the development of the site with a total of 79 units. Currently, it is anticipated that the site would be developed with approximately 43 town-homes at the bottom of the slope and 36 single family residences at the top of the hill.
