In this video I talk about the increasing popularity of SHORT TERM Rentals in Dubai as they become more popular globally with the rise of companies like AirBnb.

With Dubai a popular tourist destination it's an ideal market for it but it is also a great alternative for corporate travellers and job seekers visiting on visit visas.

Property owners have found they can make a higher ROI on their investment properties annually by doing so, particularly in more sought after areas. Prices tend to be around 20% below hotels on average.

Any rental agreement less than 6 months is classed as a short-term. Broker’s dealing in short-term rentals must be licensed to do so and this licensing is not done by RERA. It is actually done by DTCM (Department of Tourism and Commerce Marketing). If handling such rentals without the license fines of up to AED 100k can be issued.

The best properties for these rentals must be furnished, with an active Internet and DEWA connection. It allows anyone with a second or holiday home to earn extra cashflow whilst their property is unoccupied.

It also gives owners more flexibility to use it themselves or sell the property by not being tied to a longer term contract. However, the income is more seasonal and not guaranteed as well as not being paid up front. There is also more work to do in terms of maintenance and management.

Make sure to use a property management company unless you are prepared to do a lot of hands on work as an owner. Make sure they are properly licensed and trustworthy with a good track record of service levels.
