How you can get a RESIDENCY VISA in DUBAI with a PROPERTY INVESTMENT| Real Estate FAQs

The PROPERTY INVESTOR VISA is a great method for anyone who invests AED 1m (USD 272k) in freehold and ready property in Dubai to get a residency visa to live in the Emirate.

You can apply for it through the Taskeen department of the Dubai Land Department (DLD).

The AED 1m can be over multiple properties and is based on the purchase price shown on the title deed.
It lasts up to 3 years and is renewable as long as the properties are still owned.

Mortgaged properties are also applicable as long as 50% of the value has been already paid for and the bank provides a stamped letter in Arabic to the Land Department confirming the same.

The process takes about a month and a medical examination will be required as with the normal employment visa. Employment isn’t possible under this visa, it is purely for residency purposes only. The visa will need to be cancelled in order to work under an employment visa.

Documents:
* Title Deed
* Passport copy
* Passport photos
* Current visa (if applicable)
* Good Conduct Certificate from Dubai Police
* Utility Bill (if applicable)

Check for the latest fees but as per the time of this video the costs are around AED 15k when factoring in the application and all the required documents.

Family visas can also be obtained under the Property Investor Visa.

There is also a separate option for a 6-month multiple entry visa with the relevant immigration authority, not the DLD. It’s available for any property over AED 1m in the seven Emirates and much like a tourist visa allows multiple visits in 6 months while costing just over AED 2k and a bit over AED 1k for renewal.
