The home was bought, renovated, subdivided, and we are selling the property in just over 12 months - known as property flipping. I'm going to go through step by step, the tips and mistakes I made on this particular renovation project in Perth, Australia. You'll gain some renovation tips to complete your own property flip or simply know where to spend your money to get the best bang for your dollar.

Before watching this video, it's okay if you have limited practical knowledge about property renovation or you might be wanting to get some inspiration for your renovation. It's good to get renovating ideas to make sure you are doing it right or have made the right choice with interior design.

Remembering this is a development project, so the content is more relevant for property investors on a strict budget. You could have an investment property where you want to increase the rent, or you might be looking to get into property flipping.

My background is working as a buyers agent in Perth, Western Australia. Every Buyers Agent in Australia has a different focus and experience when it comes to property buying and property investment. My focus is primarily around sourcing and completing development projects. I have done this for a range of clients as well as properties in my own portfolio.

I will introduce the property in Perth, Western Australia and talk about the kerb appeal being important. I encourage people to set about 30% of their budget towards the front of the property. You should consider points of difference such as off-street parking when trying to sell your property for a profit. It is not always about renovation aesthetics.

We did have a limited renovation budget, so we had to compromise with the front concrete. However, we improved the appearance by using recycled paving. They are a dark red brick which is quite common for character homes in Perth, Western Australia.

Rending and tuck pointing the facade can be expensive, particularly if you have a large area or working at height (because you need scaffolding). We opted to get an acid wash on the front of the property and patch / paint the pebble render.

At the front of the property, we landscaped the verge and used pea gravel with compaction. This is a water-wise solution that has good kerb appeal for the home. We opted to render the street facing side of the front wall but painted the back. This saved some money in our renovation budget.

It is important to make the home safe, so we opted to spend money on having the asbestos professionally removed. We painted the Colorbond fence to improve the Kerb appeal. The gardens had a repetitive use of plants, and we tried to salvage what we could with the existing garden. The front patio had the laser light sheeting replaced.

We used a Perth, Western Australia based interior designer to choose colours. We opted for three white colours inside the house to showcase the high ceiling. The lighting was kept simple with combo fans lights in the bedrooms and ornate pendant lights in the living areas.

There was minimal work in the bathrooms. We painted the cabinets and kept the tiles. The toilet was replaced with a larger cistern. The shower screen was kept because the waterproofing was in good condition.

The flooring was direct stick Jarrah (Australian wood). This was so that it would blend in with the existing suspended Jarrah flooring of the house. The power points were replaced when the electrician changed over the lights.

In the kitchen, we opted to spray the cabinets and replace the bench tops with stone. The taps were replaced with brass fittings, and the kitchen door knobs were matched to the brass taps. We elected for Bosch appliances.

The three mistakes I made included: tying in the cosmetic renovations with the structural building works. It may have been better to stain the kitchen cabinet doors rather than paint them. There were some issues with the front electric door. The Council wanted to ensure we had open panel sections in the front setback area of the house.
