It's good to get an understanding of the land's slope, dimensions and soil type. The ideal block is flat, regular shape and with a wide frontage. The soil condition should be a sandy 'A' class site. It's worthwhile knowing if the land developer has completed earthworks on the block (compaction or changing the natural ground level). The blocks orientation with a focus on North / South facing blocks is the best. This way, you get shaded by your adjoining neighbour to the West.

Pay attention to around the block, in particular the verge of the land. It would help if you considered, street trees, power poles, street lights, drainage, bus stops and anything else which could impact the location of your crossover.

Locational Due Diligence of the Vacant Land
Be mindful of busy roads because if it is a new area, this is something easy to overlook. Consider the bus route too, as this should be avoided. Other things to avoid include high tension power lines and highways. Check to see if the land is in a bushfire zone or flooding area. Knowing the postal address is good too, especially if you are a corner block.

The first thing to consider is the main sewer locations and then check with the selling agent if the block is connected to the sewer. Most modern land estates have underground power, make sure there is a power pillar on the land. It's also worth checking with the real estate agent if there is fresh water connected.

Have a look at the land estate and contrast it to the master estate plan for the area. This gives you an idea of what your property will be surrounded by in the future. Design Guidelines are pretty common, which can restrict what you can build on your vacant land.

Firstly work out the $/sqm of land and compare it to sold properties in established areas nearby, also look at other blocks in the estate as well as other land estates.
