There are four ways to find property development sites which beginners need to consider. If you want to become a property developer, this main way to find sites is through a top-down approach. Advertised properties are filtered based on the land size, zoning, council and other property development requirements. A bottom-up approach to is where you uses the criteria above to identify pockets and directly target property owners. The price approach is where you ignore planning parameters to get you an edge, and you assume that buying almost any land cheap enough will result in a profitable property development. Finally, a land bank is where a development site is held for rezoning or until it is economic to develop the property (this is an area where property developers in Melbourne or Sydney have seen massive increases in their site's profitability.)
