What to do When You Start Home Shopping: House Hunting Tips - Mortgage Moment

Did you know that the average homebuyer looks at 15 houses before finding the right one? Here are a few things you can do to keep the hunt for your dream house on track. To keep all the houses from becoming one big blur, keep notes on each one. The National Association of Realtors has a checklist you can get from your agent. Use it or your own notebook to record your observations about the features and conditions of each house. Be sure to write down your first impressions. You might also wanna take pictures to help you recall important details. Train yourself to look at each house with a critical eye. Ask the sales agent and the homeowners lots of questions. Start with the neighborhood. Is it safe? Are there zoning changes in the wind? If so, how might they effect the neighborhood? Is the neighborhood close to shopping and healthcare? Are there many houses for sale in the neighborhood? If so, why? If you have school age children, check out the schools they would attend. Schools will often provide local real estate agents with information about attendance, graduation rates and test scores. If not, a good real estate agent will make the calls to get you this information. When you house hunt, don't be afraid to judge a book by its cover. Look at the size and position of the lot and the landscaping. Is there enough privacy? Are there any seasonal problems, like flooding? Has the exterior of the house been maintained? Inside the house note the floor plan. Does it make sense given your lifestyle? Is there enough storage and closet space? Are the heating, cooling, electrical and plumbing systems all in good shape? Have major repairs been made? Do any repairs still need to be made? How much does it cost to heat and cool the house? Consider the quality of the building materials and the craftsmanship. Is the foundation in good repair? How well insulated is the house? Are the windows energy-efficient? Is the roof in good condition? Has the house been taken care of? When you find a house you like, stay calm and proceed carefully. Go back at least once to take a closer, more critical look at the house. Talk to your prospective neighbors. The better you do your house hunting homework, the more likely you will be to enjoy your new home.
