Complete Before and After House Flip Bought From Wholesaler Using Hard Money

We bought this house in April and sold is in September for a decent profit. it was not a home run but it was an easy flip and I would do these all day long if I could. I bought the house from a local wholesaler and we spent less than $20,000 on the rehab,.

It sold for less than we thought it would, but we still did just fine. The market seems to be slowing down in Colorado a little bit or could just be this time of year which always seems to be a little slow.

I used hard money on this flip (Lending One) and it was a mess! They claimed that I would not need an appraisal but then wanted me to do an appraisal. That came in dreadfully low and we had to bring much more cash to closing than we planned on. They also got in a fight with the wholesaler and were not very helpful in getting all of these issues resolved. I was planning to use them on another flip, but that appraisal came in low as well and I ended up using private money.

I have used Lending home on a recent flip and it went much better with them. They required no appraisal, had similar rates in tn8's and closed very quickly.
