First Home Buying Walkthrough Checklist (Updated)
When buyers are at the walk-thru stage of home buying. The final walkthrough isn’t just to check if the sellers have removed all items from the home. When you walk-thru the home you are buying prior to closing you may see something you were not expecting, So its good to be prepared. In this video: I will be showing the perfect walk-thru checklist so you don’t forget anything by the time the sellers have handed over the keys.

✅Checklist notepad. To start a complete list with the date and time of your walk-through. When you walk-thru the home you are buying prior to closing you may see something you were not expecting. Make note of anything that you need to address prior to moving in.
🙋🏻♀️Your real estate agent. Don’t do your walk-through without your REALTOR®. They can answer any questions as well as guide you through the walk-thru process.
⚠️Verify final repairs.Before looking at anything else, double-check that all repairs stated on the inspection summary have been completed and that the seller has left behind warranties and receipts for the work. If something breaks, you’ll want to be able to follow up with the person or company that made the repairs. Also, verify if there is a home warranty in place to cover any repair that needs to be made after the closing.
👉🏻Check general sale items.Bring your sale contract with you to look see if all items negotiated are with the home or have been removed from the home.
🏡Open windows and doors.The last thing you want after move-in is to realize your belongings aren’t secure because of a broken window latch or lock. It may sound like a lot of work, but team up and check all window latches and door locks. You’ll also need to note if any window screens are missing.
🕵🏻♀️Bring Back Your Inspector
📲Cell Phone Camera.: Snap a picture to verify to the sellers and sellers agent that the items hadn’t been addressed
🏡Confirm the condition of the kitchen.
Look under the sink, check the refrigerator, and look in the microwave.
🏡HVAC. Check the heat and Cooling systems. Turn on the heat even if its the middle of the summer. You want to make sure it's working when you have the first cold snap.
🏡Check Lights and OutletsCheck electrical systems by turning lights on and off, checking the circuit breaker.
🏡Take a walk around.While it seems crazy to bring a shrub on your move, sellers have been known to dig up existing plants in their yard during move-out (really!). Once you’re satisfied with the landscape, turn on the irrigation system (if you have one) and confirm that it’s working.
🏡 Look for dropping of uninvited pests.Also, be sure to note any droppings. You want to ensure you’re moving into a truly uninhabited home!
