We have all done it, even before I became a realtor I loved to look at homes online. I’d see a beautiful home online with fantastic pictures and was highly disappointed when I got to the home to find it had burnt grass, needed a new hot water heater and the carpet was holding some serious pet odors the for some reason the sellers couldn’t smell.

Here are some tips when you have to buy a home online because as you know a picture may say 1000 words and a video may say 10,000 words. Nothing is like actually walking through the home. Here are some tips that will help you navigate the online home shopping process.
Number One, Hire a professional realtor prior to jumping online. I’m not just saying this because I am a realtor. I’m telling you this because a professional realtor knows the area you are wanting to live better than people at your office or grocery store. They can give you vital information that people without a license can’t like, property discloser to the properties your interested in, how much the taxes are, what schools go with each neighborhood and home much the home sold for when the sellers purchased it, accurately.

Which brings me to the second point, “myths in buying a home online”. Not all online website are the same, Even some of the BIG brand websites like Zillow and Trulia may not update often enough or have accurate information of price changes or how much the home sold originally. When I looked up my own home on Zillow it said I purchased it for 200K less than I did. Always read the description when looking online, If the house may not show well in pictures it may have some features that will make you smile from ear to ear. Like a recently replaced roof, a newly remodeled bathroom that wasn’t pictured for some reason and even a brand HVAC system. Those big-ticket items can make you second guess your decision to bypass the property because of the ugly wallpaper in the kitchen.

The Truth About Buying Home Online is, Don’t judge a book by its cover. Sometimes pictures on the internet can be fuzzy and dark, the video may have terrible quality. If the home is priced right and is the area you want to live don’t dismiss it immediately when looking online. You owe it to yourself to get the real feel of the house. Even some of the best looking homes only don’t show the fact that it sits near a busy road with very loud road construction.
