China's 2021 US Housing Market TAKEOVER??
Investors from China have purchased over $200 Billion worth of homes in the US Housing Market in the last decade. Could this foreign demand for US Real Estate be causing the 2021 Housing Bubble? And it could it also result in a 2021 Housing Crash?
Chinese investors buy a larger share of the US Housing Market than any other country. Canada is in second, while Mexico, India and the UK follow. But interestingly investors from these countries don't buy houses all across America - they buy in specific parts of the country.
For instance, nearly 1/3 of Chinese US Housing Market demand goes through California. And over 20% in the Northeast. Meanwhile, Canadian investor demand is primarily concentrated in Florida and Arizona.
Foreign investors are often wealthy, all-cash buyers, meaning that they have a leg up on most American families when buying homes. Roughly 40% of all foreign purchases of US homes are in cash, while the rest of sales are around 20% all cash.
HOWEVER. Foreign demand for the US Housing Market has been steadily decreasing over the last decade. In 2010 foreign purchases of existing homes accounted for about 7% of all sales. In 2021 that figure is only 2%. China and Canada have had the biggest drop offs.
Capital controls in China, imposed by President Xi Jinping, in 2017 have severely limited the ability of Chinese investors to take money out of the country. Not so coincidentally it was also around this time that the level of Chinese purchases of US homes declined.
Other issues that have led to a drop off in foreign demand also include a weaker US dollar as well as the global pandemic, which has several limited foreign travel to America. The result is diminished foreign interest in the US Housing Market.
