Las Vegas' housing market has a BOOM or BUST history. It's known for bubbles and crashes. Prices soared in the early 2000s - nearly doubling five years - before collapsing from 2006 to 2012. Data from Zillow shows the typical home price in Vegas declining from 340k to 130k in that time span - a massive 60% drop!

Of course, prices have come back up since then, with Las Vegas registering some of the strongest real estate appreciation of any market in the US over the last five years.

Home buyers and investors in Vegas want to know one thing in 2021: is it safe to buy?

On one hand the fundamentals in the Las Vegas market look much stronger now than in 2006. New home construction is significantly lower today, meaning that there is a legitimate housing shortage.

But unfortunately Las Vegas' economy is in poor shape currently. The Vegas metro are has lost 14% of its jobs during the COVID pandemic - one of the highest levels in the country. It will likely take years for Las Vegas to recover those jobs. That's not good for local real estate.

Some of the highest-priced areas of Las Vegas include areas in Henderson in the south and Summerlin to the West. The best appreciation neighborhoods in Las Vegas have been in the urban core, specifically North Las Vegas.
