Las Vegas: Foreclosures COMING SOON

The Las Vegas Housing Market is one of the hottest in America. Home prices are up +17% YoY, pricing out home buyers and real estate investors throughout the metro. But there is trouble brewing. Las Vegas could have the biggest deluge of home foreclosures in the country with a Housing Crash not far behind.

Las Vegas and Reno Nevada are two of the fastest growing housing markets in the US. Home prices in Vegas are up 17% from June 2020-21 while Reno prices are up 25%. Home buyers and real estate investors across Nevada want to know: is this another Housing Bubble?

Reno's economy has taken over the as the top grower in Nevada. Jobs in Reno are almost back to pre-pandemic levels while in Las Vegas job counts are still 10% lower than 18 months ago. These job losses are DEPRESSION level. However, Vegas' economic hardship hasn't resulted in Housing Market Issues...YET.

The Federal Eviction and Foreclosure Moratorium has hidden the impact of job losses in cities like Las Vegas from the local housing market. Pile on fiscal stimulus checks and extended unemployment insurance and job losses don't seem to matter much anymore.

Of course, Federal intervention can only last for so long. At some point Las Vegas' economic issues will likely spill over into its real estate market through a wave of foreclosures and evictions. And at that point home prices and rents could decline significantly.
