The housing demand improved in January, coinciding with the stronger seasonal period and a slight decrease in mortgage rates, leading to a minimal increase in home affordability. With the combination of improved demand and limited inventory levels, the national housing market regained its equilibrium in the spring, resulting in rising house prices in many markets. As a result of these positive developments, several research firms, such as CoreLogic, Zillow, Bank of America, Mortgage Bankers Association, Fannie Mae, Morgan Stanley, Moody's Analytics, Goldman Sachs, and KPMG, have revised their home price forecasts for 2023. These forecasts range from a 4.6% rise to an 8% decline, indicating varied expectations for the future of the housing market.
