Problems flipping old houses built before 1950s-hard money loan-lender
There can be a lot of problems flipping old homes that were built in the early 1900's. The age of the house you choose to buy, fix up and sale has a lot to do with your budget and whether the house is desirable to end buyers or not. Older homes built before the 1950's can really present challenges to house flippers due to the floor plan, closet size, building materials, and room size. So this part 1 of a 2 part video series will show you some things to look for when trying to flip older homes.
A local real estate investor, Gregg Hucks, called us looking for some financing on a renovation so let's run the numbers and go inside the house to see what repairs are needed. From time to time, I'll partner with another Hard Money Lender to get some of my capital out working on the streets. A hard money loan is backed by the asset and not necessarily based on the borrowers ability to pay it back. Gregg's a world class investor and has a house that he wants to buy, fix-up and sell. So the Hard Money Lender asked me to take a look at it to see if it's something we'd be interested in loaning money on. This house was built in 1900, so pay close attention to the flow of the house, the surrounding houses and bedrooms so you know what you're getting into BEFORE you buy the house.
