Just when we thought Subang Jaya got no more land, we missed out this pocket land in the midst of SS16. This site is so amazing that it get to leverage on the existing connectivity and amenities around. Besides the main highways such as LDP, Federal Highway and Kesas, this site is incredible due to it's proximity to an existing LRT station. Also it's sandwiched between a hypermarket and a shopping mall, walking distance to SS15 which is the busiest commercial center of Subang Jaya.
Also, Subang Jaya has reached it's state where compact sized units are in demand. The average sizes are around 550 sqft for 2 bedrooms. It may seemed too small in first glance, but there are existing projects in Subang with similar typology and their return of investment is incredible.
However, in order to keep the selling price in control, the density of units is high. Especially within the floor plate where there are 41 units per floor. But it comes with 11 lifts that are divided into high and low floor access. Also there will be retail components below the residence for convenience purposes. It will be a nice continuation from Subang Parade to the the adjacent hypermarket. But if it's prosperous, it may cause inconvenience for residents to travel in and out from their home.
Anyway, this is a very investment oriented project so make sure you use the calculator yea;)
