How to SECURE properties on Lease Option
How to FIND and SECURE lease option properties.
In this week's video we look at how I find and secure lease option agreements with sellers. Lease options are a powerful financial tool for securing and controlling properties. Rather than purchasing traditionally, a lease option allows you to agree a 'right to buy' the property in the future for a price agreed today. In the meantime, you 'rent' (lease) the property from the owner by paying them a monthly fee (which is usually enough to cover the mortgage payments). The seller then signs over full legal control to you. Then, you can rent the property out generating a potential monthly cash flow, as well as benefitting from any capital appreciation as the price you agree to buy is fixed for a number of years (known as the Option Term). You can then use cash or bridging finance, coupled with remortgaging, to purchase the house in future without the need for a full deposit.
