🔶 Just 18 percent of Spanish residents rent their home. The Spanish property market has suffered severely since the 2008 crisis and house prices are predicted to stop falling in 2015, this is really the year to buy & rent.

In Spain, a tenancy agreement (contrato de arrendamiento) is valid whether verbal or written. Verbal contracts are generally a bad idea, particularly if you don't speak the language fluently. Insist on having everything in writing so you ensure you fully understand what you're signing. As standard, a tenant with a long term contract has the right to renew annually for 3 years – with some exceptions- . Typically, a contract will be for 12 months, renewed annually.

However, new rules on tenancy Act has open de market of tenancy to increase the offer, and consequently to reduces prices by landlords. It has open also the limitation on the landlord and the tenant, and give more flexibility to both parties to create a better scenario on the the tenancy business.
