Flatiron & Chelsea: New York City's Trendiest Business Neighborhoods
The Chelsea and the Flatiron District were predominantly manufacturing areas until the late 1970s. Landlords gradually converted their buildings to office space as manufacturing down sized or left. Office and loft rents in Chelsea and Flatiron were relatively affordable until the start of the tech boom in 2010. In 2019, asking rents in many Chelsea and Flatiron District buildings exceeded those of certain class A buildings in Midtown Manhattan.
The industrial style office and loft spaces available for lease in these areas appeal to tech firms and creative style businesses (marketing, advertising, public relations).
