BRRRR Commercial Rental Property Case Study Rental Number 18

I bought this house in September of 2017 and just completed a refinance on it. I bought the property for $292,000, rented it for $4,500 a month, and it appraised for $441,000. I was able to pull out $68,000 of cash after making repairs using the BRRRR strategy. This property was bought from the MLS for $292,000. I ended up doing about $50,000 in work to it and renting it to an oil company for $4,500 a month. I used private money to finance the property initially but used a bank loan for the refinance. After refinancing the property I was able to take $68,000 back out of the property, which left me making about a 37 percent return on my money.
