How Does a Cash Out Refinance Work on Rentals (BRRR Case Study)

I have 20 rentals and have refinanced many of them to pull cash out to buy more properties or invest in my flipping business. When you do 20 to 30 flips a year it takes a lot of cash even with financing.

I put this video together to show how a cash out finance worked on a rental I bought in 2012 and refinanced in 2015. I bought the property for $109,000 with 20 percent down, but ended up getting a $143,000 loan a couple of years later and got all my cash back out plus some. On top of that, the property still makes money every month and is worth about $300,000 today.
