By now you have probably scoured the internet looking for info on these programs. Again and again you have been told that FHA is the premier FTHB program. Here is the truth. FHA is not even a FTHB program. It is just a government subsidized loan that allowed buyers to get in with a lower down payment. But anyone can use an FHA loan (even millionaires that own mansions). Want to do a quick check to see if your lender has been honest with you. When he asked you for your taxes did he ask you for 2 years or 3 years taxes? All First Time Home Buyer Programs require 3 years taxes, normal loans only require 2. The Federal Government sets the rules for who is considered a FTHB and they say it is anyone who has not owned a home in the last 3 years. Thus if you apply for a FTHB program, the lender is required to collect 3 years taxes and check to see if you claimed the Mortgage Interest Deduction on any of them. If you didn't...Your a FTHB :-)
