Im going to cover all of the best home loan and mortgage programs available to you.

For example, the Fannie Mae Home ready program.

This program allows for a 3% down payment with NO UP FRONT MORTGAGE INSURANCE.

FHA is another good option for first time home buyers.

The Home Ready program is similar to FHA but with less fees.

Ther are income restrictions with the Fannie Mae Home Ready Program and you can search the address of the property you are interested in here and see if you would qualify - https://ami-lookup-tool.fanniemae.com/amilookuptool/

Simply type in the address of the property and it will tell you what the income limit is for that neighborhood.

In SOME neighborhoods, there are NO INCOME LIMITS. So you can buy a home with only 3% down, get a great rate, and lower fees than FHA.

In addition, I will also share some programs local to Los Angeles which offer down payment assistance to first time home buyers.

This example is only for Los Angeles but many cities and counties across the country have similar down payment assistance programs, you just have to search for them and find them! They are there!!!

This program is perfect for anyone is self-employed or owns their own business. This program requires no tax returns so if you got turned down by one of the big banks because you have too many write-offs this program is the one to go with.

Your deposits in your business or personal account is your income! Simple as that

3) INVESTOR LOAN PROGRAM- (FOR INVESTMENT PROPERTIES ONLY)
This loan does not require any income or documentation. The only requirement is that the rent generated by the property covers the mortgage payment. This can be used for refinances or if you want to buy an investment property you can utilize this program with NO INCOME!
