The Usher of Lea House School (1899) by Arthur Conan Doyle, creator of Sherlock Holmes.

In The Usher of Lea House School by Sir Arthur Conan Doyle, a young man, Harold Weld, desperate for a teaching post takes up a position in West Hampstead for 'sixty pounds, board, lodging and washing'. First published in 1899 under the title 'The Story of the Latin Tutor' in The Strand Magazine.

It is read by Greg Wagland for Magpie Audio.
The artwork is by Albert Anker, titled 'The School Exam'. Not altogether fitting for the story but I liked it!
