ORLANDO Florida Real Estate: 2021 Housing Boom v. 2022 Housing Crash?

Orlando, Florida's Housing Market has been on fire in 2021! Home Prices have surged back to levels not seen since the last Housing Crash. Meanwhile, inventory across the Orlando / Kissimmee / Sanford metro has plummeted to record lows. This leaves many home buyers and real estate investors in Orlando wondering: "Is now the right time to buy? Or is another Housing Crash in Florida on the horizon?"

Home buyer and real estate investor appetite in Orlando is high right now. This has pushing inventory levels down to the lowest levels on record, with only 5,000 homes on the market the beginning of June according to Zillow. But buyers/investors want to now - what will inventory prices look like in two years?

In order to answer this question it's important to look at the fundamentals - migration and job growth across Orlando. In terms of migration the metro does well, with 23k net migration in 2020 according to the US Census Bureau. However, this is down by over 50% from the highs set in 2016-17. Could Orlando be experiencing a secular slowing in demographic growth?

A local economic depression likely isn't helping the growth situation. According to data from the BLS Orlando's metro has lost 10.7% of its jobs since February 2020. That's right - 1 in 10 workers unemployed. That figure is higher than other Florida markets like Miami, Tampa, and Jacksonville.

The realities of these job losses have likely been hidden from the local real estate market by fiscal stimulus and foreclosure / eviction moratoriums. However, it is likely that at some point soon the economic struggles of Orlando will spill over into the real estate market.
