Month-to-Month vs. Long-Term Lease Agreements - Which is Right for You?
Are you trying to decide whether to offer your tenant a month-to-month lease agreement or a long-term lease agreement?
Well, in this video you will learn both the Pros & Cons of each lease agreement and which one will benefit you and your rental investment property.
My name is Jobin, and I have been managing rental properties for landlords and real estate investors for 10+ years. Over the course of the years I have seen first hand the benefits to each lease agreement and the negatives of each lease type.
Pros of a Month-to-month Lease Agreement:
- More flexibility for both landlord & tenant
- Landlord can raise the rent price more frequently
- Easier lease termination or non-renewal
Cons of a Month-to-month Lease Agreement:
- Tenants may leave unexpectedly
- Typically higher vacancy rate
- Higher tenant turnover rate
- Unpredictable tenant duration
Pros of a Long-term Lease Agreement:
- More stable for both landlord & tenant
- Lower turnover costs
- Lower maintenance & marketing costs
- Tenant is more likely to take care of the property
Cons of a Long-term Lease Agreement:
- Less flexibility to do something else with your property
- Cannot increase the rent until renewal time
- Takes longer to remove bad tenants
- Disadvantage if market rent increases
As you can see each lease type offers its Pros & Cons but as a seasoned real estate investor and property management professional I only invest and manage long-term rental properties with long-term lease agreements. I really enjoy the stability that comes with the long-term lease agreement.
