Welcome back for episode 46 of Onsite with me, Matt Cheney. We are back for an update on one of our most popular past episodes. In episode eighteen (18) we dove into some of the history and past glamor of Mclean Virginia and the two zip codes that make up the area 22101 and 22102.

Mclean like most of Fairfax County is an area not a town though it is estimated to have a population of about fifty thousand. The area ranks high nationally each year for its per capita wealth and is known for its spacious properties.

Today we are highlighting the main zip code for McLean. McLean’s 22101. The area includes the McLean central shopping area that developed around the original train depot and has as its boarders the Beltway to the north, Arlington to the south, Tysons Corner to the west and the Potomac River to the east. Many of Washington’s finest homes are here in McLean with views of the Potomac.

Some of the neighborhoods you will find in 22101 are Langley Farms, Salona Village, Crest Lane, and Franklin Park. In those spy movies when they talk about Langley, the home of the CIA, well it’s here.

Now for some real estate. Five Hundred Ten (510) houses traded in the zip code this past year for an average sales price of $1,977,000 and with an average of thirty-one (31) days on the market.

Get this, in the past year sixty-eight (68) properties in the zip code traded for $3M or more. To give you some context in 2019 only 17 homes traded for more than $3M in the zip code and the average sales price was $1,383,000. What’s that, a 42% bump in values? McLean is hot!

The most expensive home to sell this past year in the zip code was this circa 2017 contemporary with 180-degree views of the Potomac River. The team of Peterson Collins, Thompson & Cooke and Joseph Richardson designed the home with elements of wood and stone to be in harmony with the landscape. The multi-tiered 8,600 sf home is sited on a three (3.07) acre lot, has five (5) bedrooms, four (4) full and three (3) half baths, 250’ riverfront footage, parking for 18, that’s right 18 cars, traded for $15,000,000 in November 2021. The seller was the former National’s pitcher Max Scherzer.

As for Condos and Co-Ops there were thirty-nine (39) units to trade this past year for an average sales price of $752K with an average of twenty-six (26) days on the market.

The highest price for a condo in the zip code this past year was for penthouse unit number 301 here at the Evans Farm Condominium. The expansive 3,300 sf apartment has three (3) bedrooms, three (3) full and one (1) half baths on two floors and lives like a house inside a turn-key 12-unit boutique building. It traded with three parking spaces in October 2021 for $1,750,000 or $521 psf. (pop up price)
