Portugal divisions (Continental Portugal, Archipelago of Azores, Madeira, Algarve)
-Portugal is divided into 18 districts and 2 autonomous regions, which are the archipelagos. We will not cover the archipelagos in this video.
There are ten Metropolitan areas in Portugal, which include Lisbon, Porto, Coimbra, Braga, Funchal and some others.
However, only Lisbon and Porto are actually large sized cities.
Prices per square meter in Portugal
-Portugal, despite being a small country, with slightly more than 10 million inhabitants, actually has pretty varied property prices.
-The most expensive place to buy real estate in Portugal is the capital Lisbon and its surrounding areas. The difference between prices in Lisbon and the rest of the country is very significant.
-In Lisbon, prices per square meter can easily be at around 4 to 5k euros.
-Porto, is the second largest city in the country and also the place ranking second in terms of real estate prices. But the price difference from Lisbon to Porto is sharp. You can find many properties in Porto around the 2500 euros per square meter.
If you go to smaller cities like Coimbra, Braga, Aveiro, you can find even cheaper properties. The Algarve is also an option, with prices being slightly cheaper than Porto, for example.
-It is important to say that you don’t need to actually buy property to retire in Portugal. You can simply rent, get your visa and residence permit and live in Portugal indefinitely as a renter.

Considerations when buying a cheap house in Portugal if it is in a secluded area
-You will need a car
-It will be difficult to find tenants
-The property will have very low liquidity in case you want to sell it
-You can probably bargain the price heavily
Golden Visa Portugal Requirements for Real Estate Investors
-Minimum 500k euros investment for any type of residential property
-The investment can be reduced to 350k euros if the real estate fits some criteria like being older than 30 years or in some other cases.
-It can go even lower to 280k euros, if we are talking about real estate in areas with low density.
-There are other classes of investment to get the Portuguese Golden Visa which are not related to real estate but we won’t cover them in this video.
-One or multiple properties.
-You can renew it as long as you maintain the investment in the country.
-There is a minimum time you need to stay in the country, for the first year, it is 7 days, but it gradually grows, but not by much every year.
-After 5 years you can apply for permanent residency. Which is in my opinion the best deal to get permanent residency in the European Union, with a very low minimum stay.
-After 1 year living in Portugal as a permanent resident, you can apply for citizenship.
