One of our subscribers asked me a question about how to get higher returns with the investments? This is a great topic, so today I'm going to give you 5 ways to invest in 2021, to get somewhere between 12%-30% in returns.

I've already talked about my investments in Crypto, which can possibly bring great returns. However, today we are not talking about things like that. Today we are talking about STABLE and SOLID investments. These ones don't have the possibility of giving you 10x returns, but they are pretty stable and safe.

So what are these investment options:

1. Private Secured Loans - This one worked pretty well for me in the past. In this case, you'd lend some money to a company or a project, and you're getting some security in return. This security is protecting your downside. You want to be in a situation where the collateral is worth more than what you're lending. With this kind of investment, you can expect returns from 12% up to around 24% per year.

2. Hands off Real Estate Deals - Real Estate can be painful to deal with! For a few hundred to a few thousand dollars a month the amount of work you need to put in if you own real estate is just insane. That's why I personally don't find this worth my time. BUT there are plenty of 100% Hands off real estate deals out there! The entire process is managed by another party, and you just need to put the money in and collect returns. There are plenty of groups that do this kind of deal. You can expect to get somewhere between 12% and 25% in returns.

3. Film Finance - I've already talked about this in one of our previous videos. This one is more complex than the first two because you have to be able to evaluate the deal. You need to be looking for small productions. Also, you'd be last money in and first money out. You can expect to get around 20% as a fixed rate of return. Usually it will take 12 - 24 months to turn over. On top of 20%, you will get a percentage of royalties on the back end, as well. Those investments can be quite safe.

4. Arbitrage Fund - This option is also VERY safe. You typically don't know what kind of returns you'll be getting because it will depend on the arbitrage. You are 100% liquid which means you can get in and out very fast, which is great. In this type of investment, you'll be getting a cash flow weekly. Depending on the market you can expect to make around 15% in returns.

5. Debt Equity Financing - This one is a little complicated. These types of deals can often be seen in New York. They are based on public companies. The public company wants to borrow money, and instead of lending them money as a loan, you're lending a loan that's convertible to public stock at a discount. You're in and out fairly quickly.
