To me investing in real estate during these times are beyond scary. We look at whats happening politically and in business today its like never before seen... We've all seen the instagram meme that shoes how minimum wage was X and then rent was $630.00 and then now rent is $1,200 and wages did not change? We have went through a long long period of increased rents with no declines.

Why and how did that happen? Can that Continue? How can that continue when now businesses will have the advantage in this upcoming job market with tens of millions seeking work and tens of thousands of businesses that have went bankrupt. They will all be competing on talent and wages.. and I bet that many high income jobs will be greatly impacted.

That being said.. I do not see that continuing in the short term. Let's take a look at Seattle. The police now are not protecting the citizens / property. They now have no authority. It's almost like they are asking for chaos..

Let's look at California. They are releasing 18,000 prisoners in the next 30 days.. All citizens are required to wear masks.. No church services and all small businesses are closed. Schools are closed.. But, liquor stores are deemed essential? Oh and let's not forget there will be a smaller likelihood of getting caught for a crime.

In addition in CA they are attempting to change the zoning laws in many neighborhoods, they are threaten to increase property taxes on nearly property owners when most of these owners are out of work and have little to no income.

Big Big Changes coming that I believe will hurt property owners in many of these blue states. If we look at whats happening in places like Philadelphia, New York, California, Seattle Washington, Chicago Illinois and more we are seeing property owner rights being stripped away almost every month. What will happen in several months when many millions of people can not afford a place to live and the states are flat broke?

Who will provide shelter for these people? My guess is that these politicians will make it even harder for these landlords to survive as they delegate more and more responsibility over to the landlord and what will then happen?

Many landlords will go belly up. They will lose their properties.. What other options do these states have? Allow all of these tenants to be evicted? I have a big doubt that they would let that happen but we will see.

We are seeing just how impactful politicians are and how much of a blow they are issuing to investors.

The real reason I am not investing is I see the CRASH coming, I see the Tsunami in the distance and I am curious to how much wreckage will come both in terms of decreased property values as well as decreased property rights.

Always remember, just because we look at a deal today and it's slightly lower than it was six months ago does not mean it is a good deal. It just means that it was over priced then. Never compare prices of today to prices of yesterday.

Understand value and invest intelligently. I personally see more uncertainty in this market that I have seen in the over 12 years that I have been involved in real estate.

There will be a really big recession coming and for me to sit and wait and study whats happening, thats where i see the real value. I read a book many years ago titled "Am I being too Subtle" and it was written by Sam Zell.

Sam had the money, he had the investors, he had it all but he knew the market was in for a big correction. He waited, and waited, and waited and waited an entire YEAR! But then the market fell apart and he bought all of these properties or pennies on the dollar and made a fortune.

He is worth many billions of dollars and his nickname is the grave dancer..

I will take this decision from his playbook. This is the time to study your area, study your market and build out a great plan for what you intend to achieve through real estate.

Remember, investing is only fun when you make money.
