Flat purchasers feel tempted to go to the sales office of builders, because they feel that under-construction flats are cheaper or the flats that builders are selling are cheaper than the alternatives, i.e. the ones that investors and actual flat users are selling. That is a false perception. It is a dangerous illusion created by the real estate industry. Developers and channel partners are systematically competing with and killing the secondary market for real estate and ensuring that investors get no appreciation even after 4-5 years. Developers are also using their security force to suppress investors and estate agents, and prevent their flats from being sold. Flat buyers should be aware of all their dirty tricks and unfair tactics before approaching the sales team of builders.
