How to buy Real Estate with your Retirement Plans
We are going to talk about how you can real estate with a self-directed IRA ( individual retirement account )

1. This works with all of these options, it just needs to be self-directed to allow you the freedom to pick different investment vehicles
Self-directed ira:
Self-directed roth ira
Self-directed SEP:
Also: although we focusing on real estate
- You could also buy gold, debt, businesses, and even bitcoin.
- Those are the big pros of using a self-directed IRA
- But also the cons, because if you risk your money, you might lose it ( and that’s why our focus is real estate)
2. How we can use Self Directed Ira to Buy Investment Property
- Law allows you to buy investment property for your IRA
- You also need to know what a non-recourse loan is vs a recourse loan
- Basically, when you go to the bank trying to use IRA to buy an investment property, they can use you to be liable or IRA Assets (non-recorse_
- Standard recourse loans, means that if you don’t pay, the bank can go after your assets too.
Big Benefits:
- Your income is not taxable if it stays inside the ira (it's not going to be for you, its to be for ira)
- You won't be taxed on capital gains until you start withdrawing
- For example: buy a property: 300k and income of $1,500 and later sold for 1M.
- And if you have a Roth option, you will never pay taxes ( but that’s an entirely different thing because fo the conversion ladder)
The Bad:
- Because he mortgage you get isn’t guaranteed by your personal assets and is made to your ira, the bank will more than often require a large down payment (40%)
- And also because of the higher risk factor, you can expect to pay a little more interest.
- Ubit tax be careful ( unrelated business income tax) so an example would be if you leverage when buying a property with a non-recourse loan, a percentage of the income you receive will be taxed.
Tip: nonrecourse Debt, is debt that the collateral would be the property but not the borrower: so can't go after my assets.
3. Converting your IRA into a Self Directed one
- Employer 401k:
- Normal Ira:
- Normal Roth ira:
4. Rules to Follow:
- The property you buy has to be for investment purposes
- Expenses on the property must be paid by IRA, not by you ( so leave extra money for these expenses)
- You cant use persona property in the iRa ( although hard to prove)
- Any income needs to be paid to IRA not you
- You cant buy a rental property currently owned by you or a relative ( cant outsmart the gov)
Remember:
- This has to be done with a self-directed retirement account ( not with ones by your employer) – although you can roll It over once you are done
- You have to speak to your CPA about this, of intensive research, stuff that has to do with retirement ( is very important you understand all the cons and pros)
